April 2006 Median Price: Appreciation Approaches 0%

These graphs measure the median sales price of existing single-family homes in Sacramento County only. Click on any graph to enlarge it.

The first graph shows the percent change in price over the prior year. The time period is from January 2004 to April 2006. Appreciation has been slowing for eight consecutive months. As recently as January 2005, appreciation was at 31%. In April 2006, appreciation fell below 2%.

The second graph shows prices between January 2004 and April 2006. The April median price is down $18,250 or -4.9% from the August 2005 peak.

We won't see reliable y-o-y increases again until spring 2009 at least.
