You need all kinds of people to have a healthy debate and to form your own opinions. Perfect Storm has presents some good facts and shares his/her opinions on where things are headed. Nothing wrong with that. I don't necessarily agree with what PS says, but I think it's all good or we wouldn't have these interesting discussions.

PS is in the phase of having a lot to say, which tends to hit when one has endured a little too much hype about how great housing is. You discover how much you can find out for yourself, and you want to share. Been there, done that, wrote the novel.

There are days when I wonder if bubble blog commenting is starting to become repetitive mockery of the greater fools who bought late... but yup, I voted for ya, even though I had to use IE to do it.

Instead of "mockery of the greater fools", I'd say that what is being expressed lately in the comments is more like jealousy/frustration towards the buyers who got in during the upswing and are raising a family and living real lives rather than whining all day on bubble blogs. I sympathize with the situation that renters (like me) are in, but there comes a point where the whining stops sounding like a legitimate argument and starts sounding like hype and propaganda. Here are some examples: "down for the count", "catching a falling knife", "losers", "fools", "sub prime freaks of nature".

Can't we just relax in our stress-free rentals and save our money and watch things unfold without the hype and name calling? If the basis for the whining really is all about reproduction, as others have speculated, let's agree that it's no crime to raise a family in a rental. My parents were renting when I was born and I think I turned out OK.

Hmmmmm... haven't seen that at all. We'd be totally screwed if we'd bought during the upswing -- a former friend armtwisted me about how stupid I was not to buy, so you'll hear my frustration with that occasionally -- but we would have been financially wrecked if we'd bought in 2003 (or worse yet, 2005, when FF wanted us to) and tried to sell before leaving California for a better job market this fall. The paper appreciation from 2003 just isn't there when nothing is selling at all.

Every time I look at our bank account, I'm grateful that I'm too much of a know-it-all beeyotch to appreciate "expert" advice.

So naaah, I don't really envy people who are down to zero equity after 18 months of home ownership. I can think of better ways to blow $100k.
